Project Overview

The Michigan Realtors Headquarters in Lansing serves as the central hub for one of the state’s largest advocacy organizations, representing more than 30,000 members across Michigan.

Progressive Companies led the architectural vision for this new headquarters, shaping a facility that reflects clarity, professionalism, and forward momentum. The photography needed to carry that same presence across digital platforms, proposals, and awards submissions.

This engagement was structured intentionally to ensure the final images would function as long-term marketing assets for multiple stakeholders.

Strategic Context and Planning

This was a three-day architectural photography engagement led by Progressive Companies, with cost-sharing participation from Pioneer Construction and Michigan Realtors.

Because multiple organizations would rely on the final imagery, we began with strategic alignment prior to production. Image roles, intended usage, and stakeholder priorities were clarified in advance to ensure the photography would support:

• Portfolio positioning for Progressive Companies
• Brand visibility for Michigan Realtors
• Project documentation and marketing use for Pioneer Construction

This early planning allowed the production to remain focused and efficient, even when conditions required flexibility.

Visual Approach

The photography was designed as a cohesive visual system rather than a collection of isolated hero shots.

Exterior Presence and Context

During an initial scouting visit, an unexpected sunset created an opportunity to capture drone perspectives of the headquarters within its Lansing context. These aerial images became foundational to the final set, establishing civic presence and scale.

Interior Spatial Narrative

Interior photography focused on material quality, daylight integration, and spatial flow. Representatives from Progressive Companies and Michigan Realtors were present on site to provide logistical support and contribute authentic human presence within the space.

Evening Architectural Capture

Exterior photography required a return visit due to weather conditions. Capturing the building at dusk allowed interior and exterior lighting to work together, reinforcing the headquarters’ visual identity.

The building’s motion-activated lighting system added a layer of complexity. Activating interior zones quickly before stepping outside to capture the final compositions required coordination and timing. The result is a set of images that present the building as active and fully realized.

Deliverables and Usage

Originally scoped for ten final edited images, the engagement ultimately produced twenty-six refined deliverables.

This expanded set supports:

• Website galleries and digital marketing
• Awards submissions
• Proposal materials
• Social media visibility
• Long-term brand positioning

More importantly, the images function together as a cohesive body of work that reflects the architectural intent of the project.

That is always the goal.
